Process - from Start to Finish

Building a new house can be a major undertaking. Please take a look at our 10 Step Guide to your new transportable whare. We have tried our hardest to provide you with the most accurate process when building a transportable home. Please note that the process for our smaller non-consentable whare is much more straight forward. Also, the prices indicated in this 10 Step Guide are at the higher end of the pricing scale. We have done this so there is some room to move when looking at the price of your specific project. Contact us if you require any more information. We are here to help you every step of the way.

Step 1: Money

The first step to your housing journey is to sort your financial situation. Whether you have money to undertake the project or you are borrowning the money, you will need to figure out how much money you have access to, in order to fund your housing project. We do have Finance and limited Rent to Buy options available on our Piha - Cabins. We also have Finance options available on our Tuwhera - Open Units and Te Iti - 1 Bedroom Units. Contact your bank or mortgage broker for finance on our Maatau - 3 Bedroom House and Moenga Rua - 2 Bedroom House.

Step 2: Contact Vaughan Homes NZ

Once you have your budget set, get in touch with us at Vaughan Homes NZ to choose what whare will best suit and your whanau needs. We will then talk with you about what sort of Services we can offer to help you with your housing journey. Contact us today to organise a hui about how we can help you and your whanau.

Step 3: Planning and Consent Application

If you are looking at one of our Piha - Cabins*, Tuwhera - Open Unit* or Te Iti - Small Whare* then skip to Step 4 now. One of the most daunting tasks when building a new whare is the planning and consent application. There are a number of enquiries and applications to make. Things to consider in this process are... Council Consent - $3,000.00Draftsperson - $5,000.00Water - $10,000.00Sewerage (town) - $5,000.00Sewerage (septic) - $20,000.00Electrical - $10,000.00Engineer - $4,000.00Surveying – $5,000.00Geotech – $3,000.00 Timber Pile Foundations - $10,000.00Builder (stairs, decking etc.) - $10,000.00 These prices are at the higher end of the scale and will vary depending on your house site. Most people are more than capable of completing these enquiries and applications themselves. For some, this can be too much and Vaughan Homes NZ can help you with that. Step 4: Your New Whare

Now is the exciting part. Choosing your new whare. Take a look at Our Plans and Designs and get in Contact with us. Maatau - 3 Bedroom House Moenga Rua - 2 Bedroom House Te Iti - 1 Bedroom Unit Tuwhera - Open Unit Piha - Cabin Once you have selected the ideal house for you and your family, we will have a hui/meeting and finalise the finer details of your house. There are a number of design options for you to consider, such as the design, roof, joinery, interior and exterior paint colour, cladding options and any customised options you wish to look at. We will go away and be able to provide you with a true quote for the cost of your new whare. Remember we can also do Custom Designs like the Te Iti Rua - 2 Bedroom Unit or the Whetu Tekau - 3 Bedroom House. So get in Contact with us and we can help.

Step 5: The Building Contract

Once you have the finance, consent and choice of house done and you have accepted our quote we can now begin construction of you new whare. The first step in this process is to sign the building contract. This contract will state what your house will cost to build and how payment for the house will be drawn down. It will also have legal provisions in order to keep you the client and us the builder safe. This contract will be the formal agreement between you and your whanau and us here at Vaughan Homes NZ. At this point we will require a deposit equal to 8% of the quoted price provided by us. This money is then used to finalise your house plans and finalise our yard planning proceedures in order to begin works on your new house.

Step 6: Construction Begins

A progress payment equal to 50% of the quoted price provided by us is now required to begin construction on you new house. This payment allows us to begin construction on your your sub-floor, framing, cladding, joinery, and roof. This is known as the lock up or closed in stage of the project. At this point your new house is now standing and is watertight. After the lock up/closed in stage we are now ready to fit out the interior of your new house. We will now require a payment equal to 30% of the quoted price provided by us. This part of the build will include insulation, internal lining, kitchen and bathroom installation etc. Finishings such as carpet, vinyl, plaster and paint can also be completed now if you have requested us to organise for you. Some clients wish to complete these tasks by themselves or after the house is delivered in order to save money now or manage finances better. Your house is now ready for delivery.

Step 7: Foundations

Our whare are designed to sit on timber pile foundations. The cost of these foundations varies depending on your new house site. We will install these prior to delivery of your new house. We will provide you with a seperate quote for the timber pile foundations. You are welcome to find another quote for this part of the job, but we do aim to provide you with a very competitive price for this job. An estimate for your timber pile foundations is... Piha - Cabins S500.00 Te Iti - Studio and One Bedroom Units $2,500.00 Maatau - Two and Three Bedroom Homes $10,000.00

Step 8: Delivery

We will find the most competitive quote for the delivery of your new house.
An estimate for delivery of your new whare is... Piha - Cabins $500.00 Te Iti - Studio and One Bedroom Units $2,500.00 Maatau - Two and Three Bedroom Homes $15,000.00 Once delivered we will come in and secure your new house to the foundations. A progress payment equal to 10% of the quoted price provided by us is now required for delivery of the building.

Step 9: Connect to Services

Your house is now ready to be connected to power, water, waste and fibre. These services will require installation by a registered trades person. We can organise these services if you require. Installation of baseboards, stairs, decks and carports can be done now. Some of these are required for your code of compliance. We can also offer you these services too.

Step 10: Code of Compliance

The code of compliance certificate confirms that your new house complies with the relevant building consent and the Building Code. You local council has the power to issue the certificate after the final inspection of the house. The code of compliance certificate is then issued for the property and recorded in the Land Information Memorandum (LIM) for that property. Now that we are at the end our housing journey together, we will now require the last 2%. Unlike most home building companies we wait until you are living safely in your new home, before our service to you is done.
